The Leads

What exactly is a Chapter 13 lead? +
A Chapter 13 lead is a property owner in the DFW area who has filed for Chapter 13 bankruptcy protection in federal court. These are individuals with real property and real debt — often highly motivated to sell. Each lead includes the debtor name, property address, filing date, estimated equity, valuation data, and owner contact information.
How fresh is the data? +
Very fresh. We process new filings and deliver enriched leads Tuesday through Saturday. Most leads are delivered within 1–3 days of their federal court filing date.
How many leads are in the DFW market each month? +
The DFW federal bankruptcy court (Northern District of Texas) typically produces 200 or more Chapter 13 filings per month involving residential property. Volume can vary by month and market conditions.
Are leads exclusive to me? +
Leads are non-exclusive — multiple subscribers may receive the same filing data. This reflects the public nature of court records. The competitive advantage is speed and enrichment: you get the lead fast, with equity data already calculated, before most investors know it exists.
What counties do you cover? +
We cover the full Northern District of Texas including Dallas, Tarrant, Collin, Denton, Rockwall, Kaufman, Johnson, and surrounding DFW counties.

The Trial

What does the 4-day trial include? +
Every new subscriber gets 4 days of full Investor-level access regardless of which plan they select. That means access to all 200+ leads for the current month, fully enriched — not a limited preview. We want you to evaluate real data before you commit.
Do I need a credit card for the trial? +
Yes, a card is required to start the trial so your plan activates automatically after 4 days. You will not be charged during the trial. Cancel before day 4 ends and you owe nothing.
What happens after the trial? +
After 4 days your account shifts to the plan you selected at signup. Lead volume adjusts to your tier limit. You can upgrade to Investor at any time to restore full access.

Billing & Plans

Can I change plans after signing up? +
Yes. You can upgrade or downgrade at any time from your account settings. Upgrades take effect immediately. Downgrades take effect at the start of your next billing cycle.
How does annual billing work? +
Annual plans are billed once per year and save you the equivalent of 2 months compared to monthly billing. The trial still applies — your card is charged after 4 days, covering the full year.
How do I cancel? +
Cancel anytime from your account settings or by emailing info@chapter13leads.com. Cancellation takes effect at the end of your current billing period. You retain access until then.

Delivery

How are leads delivered? +
Leads are delivered as CSV files and PDF dossiers to your subscriber portal, Tuesday through Saturday. You'll receive an email notification when each drop is ready.
Can I use the leads in my CRM? +
Yes. CSV export is included on all plans, making it easy to import leads into any CRM, dialer, or direct mail platform.
